Company Policies for the Homestead Cottages on Cypress Creek

These company policies are part of the agreed email reservation confirmation and the required credit card authorization* email submitted by the guest prior to arrival.  To secure your reservation, you authorize the Homestead Cottages, LLC, doing business as Homestead Cottages on Cypress Creek and Texas Hill Country Retreats to charge your credit card for all fees associated with your stay at the time of booking. You also acknowledge that additional charges are authorized for services not anticipated at the time of booking but which are delivered during your stay, and/or for damages, and/or missing items.

Cancellations must be in writing via email, fax or postal mailand recived by the cancellation date. Receipt of the cancellation will be acknowledged by the method used for the cancellation.

To be eligible for a refund, less applicable fees, cancellations must be made 15 or more calendar days prior to arrival or 30 or more calendar days prior to arrival on all holidays*** (specified below) and group reservations. If a reservation is cancelled within the specified grace period, a cancellation and handling fee of $50.00 for each cottage reserved will be charged to the credit card. You will be charged for the full rental amount if the reservation is cancelled 14 or less calendar days prior to arrival or 29 or less calendar days prior to arrivals on all holiday*** and group bookings. No shows, shortening the length of stay and early departures will be charged the full amount of any reservation.  **Check In/Check Out: Homestead Cottages 3pm/11am

***Major holidays include New Years Day, Valentine's Day, Easter, Memorial Day, 4th of July, Labor Day, Thanksgiving and Christmas.

Renter acknowledges that owner(s) have made no representations, either expressed or implied, as to the safety or habitability of the premises. Renter shall assume all risk of any loss, damage, or injury to self, members of the reservation party or property. (Park only on the gravel driveway, if you park off the driveway and break a water or septic pipe you will be liable for all repair charges.)

Renter agrees to hold property owner(s) and Homestead Cottages, LLC, Homestead Cottages on Cypress Creek and Texas Hill Country Retreats harmless for all injuries incurred while renter is on premises, regardless of how such injuries are sustained.

Pets are allowed. You must follow the following guidelines:

All pets must be on a leash at all times when outside of the cottage. This is the law. Pets are allowed on the furniture or bedding ONLY with the provided dog blanket. Guests agree that if pet or pets have an accident in the cabin, all clean up will be performed by guests and The Homestead Cottages management will be contacted right away. We do have a portable unit available for quick cleanups! Do not let the accident sit!  Let us sanitize it! You will be charged a cleaning fee up to $200 if you do and it is found after you leave.

Most importantly, if you are staying at the Homestead Cottages, under no circumstances are you to let your pet chase Honkee our pet Goose or her four little ducklings. Any damages to Honkee or the ducklings including a fatality will be billed back to your credit card for vet costs.

Kitchen and stove must be clean prior to departure. If extra cleaning is required of kitchen appliances a fee up to $75.00 will be added to credit card. Turn off AC, heat, wash and put away dishes. Please do not make the beds. You are on vacation, enjoy yourself.

Do not use confetti or glitter for parties inside or outside of the cottages. There will be an excess cleaning charge of $25.00. This will be charged to your credit card if found after check out.
Please keep all noise levels down from 10pm till 7am for everyone's enjoyment. If guests complain and you do not "quiet" down after (1) one warning you will be asked to leave immediately.

Put all trash in garbage containers upon departure. Kindly keep the outdoors clean.  This means cigarette butts too!
No smoking inside the properties. This is strictly enforced. If fumigation is required there will be up to a $100 fee added to your credit card. Smoking is only allowed outdoors. Please be aware of the potential of brush fires. Please use the ash trays for your butts. Please DO NOT throw the butts on the ground!

An additional fee will be charged if the number of guests exceeds the confirmed reservations number of overnight or day guests. Additional guests and day guests must be approved and paid for before arrival. By signing this CCA* you agree to pay for the additional guests after departure if it is found that you exceeded your amount of guests that you paid for.

Lost keys will be charged to your credit card at the rate of $10.00 per key. Lost or damaged remotes will be charged to your credit card in the amount of $25.00 per remote.

Swim at your own risk. Please keep in mind that Cypress Creek is a Texas natural wonder and has no life guard on duty. Swimming and playing in and along the creek at is at your own risk. Please keep children and pets supervised at all times. There are no local phones in the cottages, so please, if you have a cell phone keep it handy should you need to dial 911. Again, Swim at your own risk!

We endeavor to keep the grounds of The Homestead Cottages on Cypress Creek cleared of all obstacles. Please use care when hiking along Cypress Creek. The Homestead Cottages, LLC, Homestead Cottages on Cypress Creek and Texas Hill Country Retreats assumes no liability for injuries occurred on their properties in or outside of its permanent facilities. We want everyone to have fun and enjoy themselves. Exercise caution so your visit remains injury free!

No glass containers are allowed around swimming areas.  Bring your personal beach towels to any swimming facility.

No items other than plastic containers or outdoor games may be removed from the rental facility.  Should you move an item/furniture from one cottage to another, you must place the item back in its original cottage.  Items/furniture not placed back into its original cabin will be assessed a charge per item to be placed back to its original cottage.

Open display or discharge of firearms is prohibited.

Articles left at the rented property will gladly be sent back to the guest for a minimum of $15 for shipping and handling.

This serves as your credit card authorization for The Homestead and Texas Hill Country Retreats. This must be agreed to, signed and returned to the Homestead Cottages on Cypress Creek prior to your arrival to confirm your reservation. By agreeing to this you agree with all terms and conditions of The Homestead Cottages, LLC, Homestead Cottages on Cypress Creek and Texas Hill Country Retreats. You also agree that this is your signature to allow your credit card to be signed and billed by The Homestead Cottages, LLC, Homestead Cottages on Cypress Creek and Texas Hill Country Retreats.
 
DAMAGE POLICY: Guest(s) acknowledge Agents authority to charge Guest(s) credit card for damages to the unit or units occupied by the card holder and their Guest(s). Each Guest will be financially responsible for damage done to the property beyond normal wear and tear. If there is damage or missing items from the cottages or property or to the property within after Guest(s) departure, the Guest(s) will be notified of any excessive cleaning needed, missing items, or damages made and a charge above and beyond the normal rate will be charged to the Guest(s) credit card. This is accepted as part of the rental agreement*and is not subject to change or negotiation.

We do prosecute for hot check writers with the Texas Attorney Generals Office.
